The property

Nestling in the Otter Valley between the Blackdown Hills and East Devon AONBs close to the market town of Honiton, is this delightful detached barn conversion with a large & mature garden with an abundance of wildlife and boasting period features such as exposed beams, low ceilings, and wonderful rustic furnishings. Benefiting from contemporary decor set within this ancient cob and stone barn, it is a perfect base for large groups, whether it’s a family gathering or a reunion with friends.

Featuring a large open-plan living space you will immediately spot the unique mezzanine balcony which houses a snug space to enjoy some quiet time, overlooking the rest of the living area.

Down below, the sitting area has enough soft furnishings for all, with a woodburning stove to light up on a crisp winter evening, while a beautiful fitted kitchen sits at the back of the room under the timber mezzanine, which has a good range of appliances for cooking up delicious meals.

Gather around the dining table with glasses of wine while dinner cooks, and catch up on old times, or plan the activities for the week ahead in this amazing rural location.

With five well-presented bedrooms resting across two floors, which are set up as 3 doubles, 1 twin and 1 single, there should be an arrangement to accommodate most parties.

Supporting the bedrooms, a shower room and sparkling bathroom, which features a walk-in shower area and separate large corner bath, perfect for enjoying a luxury soak after a day of exploring to soothe those aches and pains.

From one of the bedrooms you can throw open the patio doors and step out into the beautiful mature garden hosting some amazing wildlife including regular visits from Roe deer, badgers, fox and other creatures.

The Barn is home to a summer breeding colony of Soprano Pipistrelle bats in the eaves; these beautiful protected creatures are absolutely harmless but can occasionally be heard moving around and chattering at dusk and dawn, giving the dwelling an extra unique touch.

The patio area boasts ample seating and pizza oven, so you can dine outside on a warm summer day for a special occasion.

The house is a short walk away from the local pub with a large river frontage garden, and local farm shop and cafe, while Honiton itself is a brisk 20 mins walk.

Here you will find many unique shops, a fine museum, cafes, pubs and restaurants to explore.

You are a short drive from the beautiful Jurassic Coast where you can visit the fine beaches and seaside towns and villages for which the area is famous.

Try fossil hunting at Lyme Regis, walking the coastal path, or explore on foot, cycle or horse many of the beautiful heritage sites in the area.

The Blackdown Hills & East Devon AONB are rich with county trails and historic sites.

Further afield but within easy driving distance are the Cathedral city of Exeter, Dartmoor & Exmoor National Parks and many other interesting towns and locations to explore.

All these and many more make The Barn the perfect central setting for a rural break in East Devon with your family and friends.

About the location

HONITON

Ottery St Mary 5.6 miles; Lyme Regis 14.2 miles; Exeter 16.7 miles.

Honiton is a delightful market town in East Devon, with plenty to offer visitors. It lies in the valley of the River Otter and is surrounded by rolling Devon hills, green wooded valleys and plenty of scattered farming villages. Honiton has an attractive High Street stretching almost 2 miles, and lined with individually owned shops, pubs and restaurants. Honiton has been famous for lacemaking since the reign of Elizabeth I and still has a few lacemakers in work today - visitors can see some fine examples of antique lace in the town’s Allhallows Museum. Honiton boasts the only public art gallery in East Devon; the Thelma Hulbert Gallery occupies an attractive Grade I listed Victorian house, and has links with the Hayward Gallery, London. Honiton is only a short drive from the dramatic 20 mile stretch of Jurassic Coast, England’s first natural World Heritage Site. Resorts such as Seaton, Budleigh Salterton and Sidmouth are found along this stretch of coastline, and all have much to occupy the visitor. Near to Honiton is the cathedral city of Exeter with plenty of large shops, a wealth of museums, a theatre and fabulous restaurants.
