The property

Crablake Farmhouse is a beautiful detached farmhouse on the outskirts of Exminster, Devon, surrounded by 300 acres of farmland.

This exquisite house, located on Crablake Farm, winner of the 2022 Farm Diversification Award, features antique furnishings, formal living areas, ground-floor living, and expansive gardens for large group or family gatherings of up to 12 guests; it's also pet-friendly, so bring your pup along for the adventure!

Before making yourself at home in the farmhouse kitchen, be greeted by five off-road parking places and a lovely entrance hall.

With an electric rangemaster stove, fridge/freezer, and enough counter space to cook with your loved ones, you'll adore creating your best home-cooked meals here.

Grab a bottle from the wine cooler and make your way to the formal dining room, which has a huge table for 12 people and a bay window that frames the countryside for a magnificent backdrop.

The large sitting room, just next door, has soft sofas, armchairs, and fine furnishings in which to relax while enjoying the warmth of the crackling wood burning stove.

Use the utility with a washer, dryer, and space to hang your walking gear and wetsuits after a day at the beach or exploring Dartmoor.

A double bedroom with en-suite shower room completes the ground level, excellent for individuals with limited mobility, while five other bedrooms await upstairs, each attractively equipped for a unique staycation overlooking the farmland.

Three of the bedrooms are super king-size, there is also a zip/link super king-size bedroom for flexibility, and a twin; they are all serviced by two beautiful bathrooms, one with a roll-top bath and the other with a walk-in shower and double basin.

For added convenience, there are two cloakrooms on the ground floor.

There's lots of lawn areas, terraces, and outdoor seating to enjoy some peace and quiet what better way to celebrate with your loved ones!

If you can tear yourself away, the centre of Exminster is only a short journey away, where you can dine at the Royal Oak Inn or the Swans Nest, which sits on the edge of the RSPB Exminster and Powderham Marshes, a nature enthusiast's paradise.

The charming community provides walks along the river Exe, while Topsham is nearby; visit Topsham Museum for maritime exhibits, The Passage House Inn for dining with riverfront views, and RSPB Bowling Green Marsh for birdwatching.

Powderham Castle, a magnificent monument going back to the 14th-century and loaded with antiques and tapestries, is close by for the group's historians.

Continue on to Dawlish Warren for a day by the sea on a sandy beach, but Dartmoor National Park is a must if you're seeking an outdoor experience!
