The Yellow House, 13 King Street

Great location, all needs catered for and well managed.

Welcome pack much appreciated and the lounge a haven of cool during our heatwave! We paid for a Teignbridge parking permit which was well worth the money (£40) as we were able to park in many of the car parks in the area. Would very happily return to The Yellow House any time we come back to Dawlish, thank you for a lovely holiday.

Everything about the yellow house was perfect it’s in a great location just minutes from the beach and town the cottage iteself was super comfortable and had everything you need for a holiday stay, we managed to park outside on arrival and decided to leave the car where it was and use the train for our trips out the trains to all towns up and down the coast We loved our stay and have already booked for next year

This was our second visit to the Yellow House and the right choice during the June heatwave.

The front rooms downstairs stay wonderfully cool, no matter how hot it is outside so this was much appreciated after a day out. We appreciated the comfy beds and lovely fluffy towels. We had a couple of issues with missing items in the kitchen but these were resolved by the caretaker. As last time, a washing machine would be much more useful than the dishwasher which we didn't use. Just one little niggle, the outside table and chairs were really dirty and I had to wash them down before we we could use them as they were splattered with seagull poo and general muck.

Parking at the accommodation is a real issue, and more detail should be included in the description.

We had a member of our party with mobility issues and were unable to park close to the house during our stay.

This is a lovely well set up property.

The only thing that I would change is replace the dishwasher with a washing machine.

We always stay at The Yellow House when visiting Dawlish, it is like home from home.

It is a very clean and comfortable cottage with lots of nice touches. It is just a short walk into town and not too far from the train station. A perfect place to stay.

This was a lovely property, very central and comfortable.

It was also more spacious than I thought it would be. The outside area was nice too and we used it on the evenings when it didn't rain. The kitchen and living room were well furnished and equipped, and the beds very comfortable. Just two small suggestions – it was difficult to keep the kitchen clean with the two thin cloths provided, and an extra couple of tea towels would have been appreciated. We didn't use the dishwasher – a washing machine would have been more useful for us, so that would be a great addition for the future. We would definintely come back to the Yellow House.

What a wonderful place to stay; next time I would go by train, as parking very limited

Everything has been thought of in this property and it's all to a high standard.

Parking is a minor issue but wouldn't put me off staying here again. Lovely welcome gifts too!

We love the Yellow House, it’s a perfect place to stay in Dawlish.

It’s very cool during hot weather and yet nice and cosy when the weather turns colder. This was our fourth visit and we certainly hope to stay again.

Beautiful and well-equipped house in a central location near the train station for vacationers like us without a car.

The courtyard was an added bonus. Thanks for the welcome pack. The only thing we weren't quite sure about was the waste separation.

Just perfect.....

This was our third visit to The Yellow House.

We love the cottage, it is very cool in summer but nice and cosy on rainy days, as we found on our last visit. Car parking could be an issue but we travelled by train so it wasn’t a problem for us. Just a short walk into town and to the train station. There is no washing machine in the cottage but we understand the reason for this and we managed perfectly well without one. We are looking forward to our next visit.

Very much enjoyed our stay the cream tea was a surprise but enjoyable.

We left an explore book about hawkish for another guest to use.

We had a lovely stay in the yellow house.

It's in a really good location for the town centre and the beach. It was very clean and well-equipped. Even scales which was useful! Our kids loved the reading area and the vast book selection. It was thoughtfully furnished and decorated with local art, the beds were comfy and it was lovely to be able to eat outside in the evenings. We struggled to dry four people's worth of beach paraphernalia at the end of each day on the little drying rack provided - a washing line in the courtyard or a bigger clothes horse would have been hugely appreciated. We also would have loved some tips to be provided for local beaches as we found out later in the week from some locals that there were better options than where we had been going. Plus possibly the OS map has been removed?!

We had a wonderful, relaxing stay at The Yellow House, the property was spacious, clean and very comfortable, a lovely enclosed rear garden which is a suntrap when the weather is nice!

The location was ideal for walking into Dawlish, being only 5 mins away from the beach on foot, plenty of shops, supermarkets, pubs, cafes and restaurants nearby, a launderette just around the corner and convenient access to public transport. Parking outside the property was near impossible but we had purchased a 7 day parking permit from the Teignbridge District council website which allows you to use most of the car parks they own and provided incredible value for money at £40 for the week, this allowed us to leave the car in the Barton Hill car park overnight which was very convenient! We would definitely recommend The Yellow House to anyone wanting to staying Dawlish and would love to stay again at some point.

Yellow house was an excellent oroperty, so clean, comfortable, welcome pack for us.

So near shop, Beach, also very quick to get to Brook in town.. Difficult to get parked outside property so we used car park very near to house, no bother at allThankyou to the owners.

Well situated for beach transport and shopping.

Lovely stroll to the front with plenty of places to eat and pick up a few bits. The train made life easy and enjoyable getting along the coast in either direction. Parking was a bit of a faff to load and unload but used the nearby car park the rest of the time and the app made paying easy. Thank you.

I used this house so that I could spend Christmas with my family that live local.

We used this property as the place for the meal. All the family loved the house and thought it was amazing. Thank you for letting out such a well appointed property. Small note (only because I see that you want everything perfect) 2 glasses and 1 bowl are chipped, and the rubber ring around the bath plug is missing.

The yellow house was in the perfect location for us , two minutes walk from relations we wanted to visit .

The welcome pack that awaited us was a lovely surprise . The accommodation was spotless and very well equipped , the location was ideal for walking into town and seafront with local restaurants and takeaways very close at hand .

This is the third time I have stayed at the Yellow House whilst visiting family in the area.

It is a lovely house, clean , comfortable and homely ,as always. However, on this occasion there was a major issue. On arrival at the house I found that the key safe number I was given did not work. After phoning Sykes I eventually spoke to someone who initially said that they could not help me as I did not have my booking reference number. They eventually checked the records and found that the key safe number had been changed, and I had not been notified of it, a verbal apology was made and I was given the correct code. I do not know where the fault lies, but you surely will. It was a very distressing start to my holiday, and I would like this feedback to be seen as a formal complaint

The yellow house was a great place to stay for our holiday very clean had everything you need we would recommend as a good position to explore this area

We were lucky to find a space right in front of the door to park our car and left it there for the week.

The longstay carpark is about a 7 minute walk away The house is well decorated and has attractive artwork, good TV and comfortable sofas. The quality of the furnishings is good. The house was very clean. We did have a problem with the twin room door as the latch is not aligned correctly leading to my partner getting locked in and unable to get out to go to the loo at 3am. I banged the door open from the otherside and he did not close it again. He was in a right state about it. This does need adjustment. Lack of a washing machine caused a problem after his flask of tea leaked all over his jacket. I managed to wash it in the bath, the laundrette was closed for several days but shuts at 2pm which would have been too late for us, would not be too keen to use it anyway on a good quality linen jacket. Mention this as owner has suggested this as a way of washing clothes. We were unlucky but think that this incident is an example of the need for a machine in a holiday let. It's a good size kitchen with lots of empty cupboards so think it was an oversight by the owners. Could one be put in under the hob? Kitchen is otherwise well equipped. Maybe also provide a masher and kitchen scales Back courtyard is a suntrap with good table and parasol. Great to have reading area with lots of books. Made good use of the OS map. Forgot to buy one so was very pleased to find this. We were very lucky with the weather, so a bit hot under the duvets. Good shower plenty of room in the bathroom. Good to have two sets of keys. Overall a very nice house well located for the centre, beach and railway station.

The banister really need securing.

But overall we had a lovely stay. It’s located in a great part of the town. With local amenities on the doorstep. Parking is first come first served, but we managed to park close. We didn’t use the car all week. For visiting further afield the trains are easy and convenient. I would stay here again if I was going to Dawlish.

An excellent holiday property.

Clean, comfortable and well maintained. In a great location for getting out and about in the area without using the car. Particularly impressed with the owners quick response to a problem we had using the gas hob. Just a case of not being familiar with it. But he couldn’t have been more helpful. Thank you.

We really enjoyed our stay at the Yellow House.

The house had everything we needed for our week's stay in Dawlish. Very clean, comfortable and in an ideal location as we travelled to Dawlish by train. Hope to stay there again and would certainly recommend.

We were delighted with the cottage and had a wonderful week in Dawlish.

The weather was very hot but The Yellow House was so cool and comfortable, it was like home from home. We had everything we needed during our stay, although a washing machine would have been handy. All in all, we would thoroughly recommend this cottage.

Great location for a family holiday.

Outside patio space with family dinner table and parasol was perfect. We liked the reading nook at the top of the stairs too. Comfortable beds. Lots to do within walking distance so we parked our car up for most of the week. £30 for a week . Dawlish and beach at Dawlish warren were fab. We caught train to Exeter, pub lunch in teighmouth, ferry from Starcross to Exmouth, drive out to Bramwich and lunch at RockFish. Perfect sunny weather. Thank you.

Everything you could possibly expect and to a very high standard. Very conveniently located for shops and public transport. Highly recommend. Phil & Liz.

The holiday cottage had everything you need for a stay away from home, and would have been fine if the weather hadn't been so awful which meant that we had to spend more time in the cottage.

The sofas weren't very comfortable and the bed was too firm. However, my biggest disappointment is that nobody contacted us ahead of our holiday to advise that most of the streets surrounding the property were closed and diversions were in place due to road works and gas works. Parking was very difficult and we had no opportunity to park outside the property at any point during our stay and had to pay for parking every day of our break. All in all, I would not stay at this property again.

A wonderful cottage within easy walking distance of shops, pubs and restaurants.

The cottage was very clean and comfortable with a very nice welcome pack (cream tea was very much appreciated). Very well equipped with every thing we needed to make the stay great. Thank you so much, we are already looking for another visit. Highly recommend.

Perfect for our needs. Lots of places to visit, by train and car. Will visit again.

My week stay at the Yellow House to visit my family in Dawlish was ideal.

A good central location with all amenities nearby. A lovely, clean, comfortable and homely house with beautiful artworks on the walls and relaxing little upstairs retreat with many interesting books to browse through. Outside walled area very sweet with seating and potted plants, quiet and private. Many thanks for the cream tea !

The Yellow House is a beautiful property which is furnished to a high standard.

It’s ideally situated to explore everything Devon has to offer, with the train station and beach being a 10 minute walk away. We loved our stay and would definitely come back. Also the welcome pack was amazing, we especially liked the scones & clotted cream. Thank you.

Short walk to the beach, trains, buses, and local shops.

A property that provides all facilities to a high standard with lots of home comforts. We had a great holiday and would book again as Dawlish is a pretty town. The short river walk as far as St Gregory’s church with a visit to the nearby Museum is very pleasant.

Every possible thing was thought of and the house was perfect for our week away.

Getting a parking space outside the property was difficult but the car park we used was a 2 minute walk and always space there. Only downside for me was height of some of the doors was about 6ft, I'm 6ft 2 but I soon got used to it. Fantastic kitchen and bedrooms. We will return in the future

Well equipped house and very clean.

Beds were comfortable and the shower was fabulous, the pressure was more than enough. Back yard is a sun trap and well equipped with table and chairs, along with a parasol if needed.

The standard of housekeeping is extremely good, great location, lovely welcome package, acceptable parking problem, courteous neighbours,So, all in all, we will definitely be going back.

Great property.

Ideally located for public transport and access to the beach and local amenities. My only suggestion for improvement would be new mattresses as the current ones are quite pitted. I would still have not hesitation in booking again or recommending to others to stay here. It is the cleanest and most well equipped property we have ever stayed in with Sykes.

The Yellow House, is an amazing cottage for the family.

We stayed for 7 nights, using the cottage as our base to travel around the area and see family and friends. The kids enjoyed the house and it's closeness to the strand in Dawlish, and the beach where they spent a few mornings in the sea. The town and the general location only help raise up the experience with the Yellow House.

Great location.

Very clean. Travelled with baby and young child, house was great. Small improvements could be a stair gate available for top of stairs, given the layout. Also a washing machine would be useful and plenty of space in the kitchen to accommodate it. House was very well equipped. Parking is on the road but that's the price for such a central house. We generally found a spot close by. Aside from that, all good. I would recommend
