    “This was a lovely house for my annual holiday with my 2 sons and their families, nine of us.”

    However there were some annoying niggles. The en suite shower offers only a trickle of water; the loo in the family bathroom is a struggle to flush; provision of only one toilet roll per loo is a bit mean. In the kitchen there's a paper kitchen-towel holder with no kitchen towel; no handtowel is provided; the lamp over the hob doesn't work and setting 3 for the extractor doesn't work; there's no washing-up brush; the cupboards all smell musty. In the folder and on hand-written notes several ...

    However there were some annoying niggles. In the folder and on hand-written notes several instructions or guidances are out-of-date. All this can be easily addressed, but maybe not the cupboards. There's a concrete 'hump' across the drive entrance which snags on a car undercarriage but it seems as though it exists to keep heavy rain from flowing into the driveway.

    We are pleased you generally say you had a " lovely holiday " with your family at the Farmhouse. To clarify on some of your " niggles" . The ensuite bathroom is described as having a Victorian style Bath Shower tap fitting which will, through its nature( depending on how much water is being used elsewhere in the house, ) tend to fluctuate in pressure, but there is a Mira electric shower over the bath (with normal adequate shower pressure , or it wouldnt work) ) in the family bathroom, along with a similar to the ensuite shower/ bath fitting on the bath taps. The downstairs shower room has very strong pressure on the shower. The loo in the family bathroom is also sometimes affected in refilling after a flush by how much water is being used in the rest of the house. However, our plumber reassures us our mains pressure in the house is very good generally and sometimes it just needs a little patience to let this toilet refill if lots of water is being diverted elsewhere at the same time. It is unfortunate to describe it as "mean" to only supply one toilet roll for each bathroom / toilet as this is intended, in a selfcatering property , as a " starter " provision for when you arrive. We do however provide washing up liquid, all cleaning and washup cloths in the kitchen and bathrooms, kitchen sponges, bath cleaners, and a good few dishwasher tablets which most guests find sufficient for their whole stay. There are a handtowel and bath towel for each guest along with several tea towels and a bath mat for each bathroom. There was a dish mop under the sink which you dont seem to have found but as mentioned before, there were new dishcloths, sponges and a pan scraper provided right by the sink. The extractor in the kitchen has already been replaced with a new one by our electrician on your checkout day, which was the 1 st day we could get him. We are puzzled that all the cupboards smelt musty but will investigate and report to the cleaners. There were several problems during your stay which you informed us of immediately they happened and we sent an emergency plumber and emergency appliance repairer, both who came out within a very short time , (less than 24 hours), of us being informed, which I hope you found a satisfactory service.We also washed your grandchilds terry nappies in our machine while we were waiting for him to come (a few hours later in that day,) which babies Mum was very appreciative of. The tarmac hump at the entrance of one of the parking areas serves the purpose you mentioned re possible road water. It was installed by the highways and has never been mentioned as a problem to anyones cars driving in and out in the past , we hope that it wasnt a big problem to you or your families cars. There is another big overspill parking area directly opposite for anyone finding this tarmac hump a problem but no previous guest has felt they would prefer that than to parking so near their house on the dedicated parking area. I hope this clarifies some of the problems you found. It is an old character property and comes with quirks and some small problems that sometimes we can practically do nothing about. Hopefully, they did not spoil your, or your family's, holiday. Property Owner

The property

Nestled deep in the river Avon Valley on the outskirts of Loddiswell, Devon, in 80 acres of the owners land, enjoying fantastic views of the countryside and ancient woodland and a short walk through sloping fields to the River Avon is the charming 17th-century farmhouse, Crannacombe Farmhouse.

Meandering along the country lane (no through road) to the property, means you get the feeling of a peaceful and relaxed setting immediately, with the main road leading to Salcombe, Kingsbridge and lovely beaches of the South Hams.

After unloading your personal belongings, cross the threshold into the hallway of your new home-from-home to an inviting sitting room, adorned with a stylish wood burning stove and Smart TV so you can delight in some light entertainment after a long day of exploring the local area.

As the designated chef becomes acquainted with the well-equipped kitchen, boasting traditional larder cupboards and all the necessary appliances required to have a successful self-catered stay, make your way from the sitting room, through to the dining room where you can settle down to feast.

The dining room, featuring an antique table for ten, an antique Welsh dresser, and a sofa, also has access to the garden, so you can reflect on your favourite memories so far whilst planning for the days ahead around the table, or out in the luscious greenery.

Completing the ground floor is a recently redecorated shower room with WC convenient for the single bedroom and downstairs use.

Ascend to the first floor to find a further four bedrooms including two doubles with TVs (one with Victorian style en-suite bathroom) and two twins, one with wash basin the other off the double bedroom with a curtained doorway, along with a small family bathroom with a small bath, electric shower over the bath so you can get ready or wind down in style.

The owner resides in a small annex close to Crannacombe Farmhouse however, the farmhouse remains completely private with its own entrance with pretty private gardens, blooming with roses, jasmine and palm trees, off-road parking and plenty of homely living spaces, Crannacombe Farmhouse welcomes nine guests to savour the ultimate getaway in the South Devon AONB.

Outside, bask in your surroundings by taking a morning stroll around the garden peppered with mature shrubs and old roses, with access to a private paddock with stunning views which can be enjoyed from the lounger chairs through the wooden gate in the front garden.

Head down to the river through the sloping fields where you can enter a small, private fenced off paddock with a little beach and picnic tables perfect for paddling and playing in the river in dappled sunlight before returning to the main front garden where there is outside dining table and chairs for nine guests along with a BBQ perfect for enjoying a summers evening.

Through the owners land and the two footpaths along the country lane, where the property rests, there are many un-spoilt walks along the Avon Valley along the river banks with spectacular scenery.

If you can tear yourself away, there is a whole list of exciting things to do within easy reach such as visiting some of the local beaches, Bantham is the nearest to the south west or to Thurlestone with it's beautiful golden sands or take a trip to Salcombe, Devon's most Southern village with stunning coastal vista's and attractive beaches.

Visit some of the shops and cafes in the area such as Weaver Green at Heron Orchards, opened by the now Queen Consort, who create new and exciting items from recycled plastic such as cushions and rugs for sale, with a lovely Cafe for coffee and light lunches and also the home of Heron Valley Cider, grown in the surrounding Orchard they create a selection of cooking essentials like apple cider vinegar, juices and more.

The Chilli Farm sits at the top of the lane which grows over 100 species of the fruit with the local produce on sale in the onsite farm shop and cafe.

Run through to Avon Mill Garden Centre with its own cafe, art gallery and deli, It is a perfect way to spend an afternoon.

Travel to Kingsbridge where you’ll find an array of pubs, shops and restaurants, ideal for stocking up on the essentials or sampling some hearty fare when you don’t feel like cooking; history buffs may also appreciate an hour or two touring the Kingsbridge Cookworthy Museum which offers an abundance of local heritage.

Further afield, travel by car towards the Dartmoor National Park, prepared to get up close and personal with a variety of wildlife at Dartmoor Zoo, explore the Dartmoor Prison Museum or immerse yourself in nature at Buckfast Butterfly Farm and Dartmoor Otter Sanctuary.
