    “Lovely stay, good location.”

    Nice to have a small welcome pack though. A few teabags, coffee and some milk, there wasn't even any salt and pepper. .Room thermostat was a bit hit and miss, couldn't turn it down at all one night. Would come again though. Thanks.

The property

Resting in the delightful village of Lympstone,is this mid-terrace, three-storey cottage, providing flexible accommodation for up to six people in an excellent holiday location in East Devon.

Boasting a prime position overlooking the Exe estuary, this cottage offers everything you need for a self-catered stay and is within reach of beaches, walking path and cycle trails.

Step into the blue fitted galley kitchen, echoing a waterside theme with the aquamarine hues of the cupboards, and earthy terracotta tiling to contrast wonderfully; discover all the appliances you need in here to rustle up some excellent dishes for the family.

To the end of the room is a sliding door revealing a handy cloakroom housing the washing machine, while the hall leads to the dining room where family mealtimes can be enjoyed over conversation about the following day's activities.

Completing the ground floor is the lovely sitting room, home to a electric flame-effect fire you can turn on for a warming ambiance to add to the family film night as you snuggle up with your nearest and dearest on the sofas.

Walk out of the sitting room onto the enclosed patio where you can watch the waters dip and flow along the estuary and admire St Peter’s Tower as you sip a refreshing drink in the evening, or wake up to the sounds of the water with a morning coffee at the outdoor table.

At high tide you can even paddleboard out into the Exe Estuary straight from the patio!

Steep cottage stairs lead up to the first floor which is home to two bedrooms, a delightful master bedroom featuring a king-size bed with a lovely outlook over the estuary and a sweet bunk room perfect for children. Also on this floor you can freshen up in the bathroom reached via three steps down along the hallway, as well as a separate cloakroom, both enjoying skylights to illuminate the rooms.

The second floor is reached by another set of steep stairs and presents a light and airy twin room with single beds which can be also made into a super-king bed if preferred.

Lympstone is home to a variety of footpaths which criss-cross the village, making a great way to explore this quaint setting with Grade II listed properties scattered around, cobbled quays and a pretty harbour, not to mention the local shops, restaurants and welcoming pubs to visit.

The Exe Estuary Trail is a great way to get outdoors, with this almost entirely traffic-free and level route taking you alongside the river up to Topsham or south to Exmouth, with plenty to enjoy in both places.

Topsham boasts a cosmopolitan air with its specialty shops and fine dining, whilst Exmouth is a seaside haven with a long stretch of beach marking the beginning of the wonderful Jurassic Coast, perfect for fish and chips before setting off back to the cottage.

Sandy Bay is home to a Blue Flag award beach, perfect for sandcastles and swimming in the waters, while the nearby attractions of World of Country Life and Hawkbridge Birds of Prey Centre are a great addition to your outing which the little ones are sure to love.

Venture into the East Devon Area of Outstanding Natural Beauty for some easy rambles amidst the luscious greenery, coming across historic places like Woodbury Castle, the National Trust site of A La Ronde as well as Bicton Park Botanical Gardens.

Exmouth 3 miles; Exeter 12 miles.

Lympstone is a village and civil parish in East Devon. There is a harbor on the estuary of the River Exe, lying at the outlet of Wotton Brook between cliffs of red breccia. It is locally known for Peter’s Tower, a riverfront brick clock tower built in the 19th century which serves as a memorial by W.H. Peters to his wife. The Exeter to Exmouth cycle route passes through the village and is popular for commuters and brings custom to the shop, café and pubs in the village. Local attractions include Nutwell Park, Exmouth & Orcombe Point Walk and Crealy Adventure Park & Resort. Lympstone is 3 miles north of Exmouth and 3 miles south of Woodbury.
