    “A really beautiful property and we had a nice stay.”

    However, I was with my toddler and older parents and the amount of steps both down and in the property was incredibly limiting and difficult to navigate. Also, considering the price of the property, things like the oven were in a disgusting state and had obviously not been cleaned or serviced in quite a long time. However the main downstairs area was lovely and we loved the balcony area. It seems like a wonderful house but I wouldn’t necessarily recommend this for young families or elderly ...

The property

In Newton Ferrers, a large, detached, south-facing house, excellently positioned just above the River Yealm with superb panoramic river views, 500 yards from village shops and pub.

At the front, paved terraces and a big river-facing deck (tables/chairs, barbecue) are part-sheltered by a wisteria-clad verandah, and with ceiling-high glazed doors across the whole front of the house opening to the deck this is an ideal spot for enjoying those views, from inside or out, and observing passing river life.

Boats can be hired locally; steep steps (care needed) below the garden lead to a private quay, the tidal creek (outhaul mooring) and riverside footpath to the village and Nat.

Trust woodland.

With split-level foundations, this is a spacious house and the river views are shared by almost every room (even the laundry has a peek!).

Inside, everything generous and well done, with relaxing colours, good fabrics, furnishings and artwork, and made extremely comfortable as the owner's own holiday retreat.

Steps (19) from road down through enclosed, steepish garden to front door (further steps down to deck/terraces below).

Entrance hall; 2 steps up to double bedroom (5"3" bed, hooks for clothes-hanging) with en suite shower-room (suite) and French windows to small covered balcony; stairs up to family bedroom (twin plus single under sloping ceilings) with fun seaside theme, en suite bathroom (suite plus hand-shower) and French windows to balustrade.

From entrance hall, stairs down to two more large bedrooms - the stunning master double (5"3" French bed, sofa, chairs) with marble-tiled en suite bathroom (suite plus bath-shower and hand-shower) and balcony, and a double (6" bed) with en suite shower-room (suite) and corner window seat.

More stairs down to living room with big sofas/armchairs for 7 around "living flame" gas fire, desk, raised snug/TV area for 4 with TV/Sky/DVD/video and film/music library, and dining room - big glazed doors in both rooms fold back for access to the deck/terrace.

Up 2 steps, smart cream kitchen (dishwasher, microwave, large fridge-freezer, 5-ring gas cooker/double oven) with granite-topped central island, oak worktops and breakfast bar (2 stools).

Laundry/utility room (washing machine, tumble drier); large wine fridge; downstairs loo and back door to garden.

All main rooms and bedrooms have individually controlled heating/air conditioning.

A thoroughly comfortable and well thought-out home in an enviable riverside position.

Plymouth 8 miles.

A tranquil, picturesque village in the South Hams area of Devon, on a bend of the River Yealm leading up from the South Devon coast (1 mile). The perfect haven for sailors, for those who love messing about near water and for those who appreciate stunning and civilised countryside. There is a local butcher, chemist, post office and grocer in Newton Ferrers and an organic farm shop just two miles away. The village pub, with fantastic views across the water towards Noss Mayo and the creek, serves good food and drink. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 8 miles away while beautiful Totnes with its 'alternative' view on life is a must. If the beach rather than boats is what you seek, you won't do better than the beautiful sands at Mothecombe and Bigbury just a few miles down the road. Both are accessible by road or boat from Newton Ferrers. There are a number of excellent golf courses nearby.
