The property

1½ miles from Stoke Gabriel is Sandridge Barton, a splendid Georgian house with indoor swimming pool in its own grounds above the wide estuary of the beautiful River Dart.

A quarter of a mile of drive leads gently down a valley to the house, which looks over its enclosed sloping garden (table/chairs, barbecue) with stream and three ponds (unfenced, children beware), and a partly wooded valley beyond leading down to the river.

It is a fine view; all the fields and woods that run to the river are part of the estate, excellent for bird life (shelduck on the ponds, egrets nesting on the estuary).

You are welcome to walk the working farm estate with its beech and oak woods (bluebells) and vineyard, adhering to the Country Code.

Behind the house is a games barn (table tennis, table football), leading through to a snooker room (full-sized table).

The house - which has large rooms, filled with light - is a spacious, comfortable home.

Ground floor: flagstone-floored entrance hall, off which 2 steps up to an elegant drawing room (comfortable seating for 8) with white marble open fireplace (logs included), double French windows leading to the terrace overlooking the garden, much comfort.

Sitting room with comfy seating for 5, TV/Sky/DVD to the swimming pool.

Large L-shaped dining/snug/kitchen with table comfortably seating 10 (12 chairs), and snug area with open fire, flagstoned floor, comfortable seating for 5, TV/DVD and double doors to patio; well-equipped kitchen area with wood floor, dishwasher, microwave, double-oven Aga, electric cooker, freezer, larder fridge, island with 2-ring ceramic hob.

Lower floor: from the hall, stairs down to bar area and formal dining room seating 10 with French windows to terrace; small well equipped kitchenette (electric oven/induction hob, sink, kettle, slimline dishwasher) with stairs up to main kitchen.

From the utility room, stairs (stairgate) down to a more basic annexe with double bed (footboard), TV/DVD, en suite bathroom (suite plus hand-shower) and door to the kitchenette; door to garden.

Upstairs, five more bedrooms:- - spacious master double (6' sleigh bed) looking to the river with TV/DVD and huge en suite bathroom (bath plus hand-shower, washbasin) with own separate walk-in shower cabinet (shower, loo).

From the bathroom, cast iron spiral stairs down to the swimming pool- double (5' bed) facing the river - twin (footboards) facing the river- double (footboards)- small double(4') Bathroom (suite plus hand-shower) and shower-room (suite).

The large indoor heated swimming pool is magnificent, built to fit the Georgian style of the house - columns, animal murals, a large glass domed ceiling over the mosaic-lined pool (30' x 15' x 4'9" deep), two large French windows leading to the terrace overlooking the valley, so plenty of lounging space.

This is a marvellous place. Stoke Gabriel: pretty and beautifully situated village (three pubs, PO, shops, restaurant, medieval church) sloping to a little quay (good crabbing) and creek (boats) off the River Dart estuary.

Sandy beaches at Torbay, and Totnes (attractive old town on the Dart), each 4 miles.

Brixham, good golf (Churston) and car ferry to Dartmouth (town), 5 miles.

National Trust Greenway and Coleton Fishacre, 5 and 8 miles.

Positioned alongside a picturesque creek of the River Dart in South Devon, Stoke Gabriel is a delightful unspoiled village, a firm favourite for many visitors who come for its beautiful tranquil riverside setting. You need not venture far from the village, with a village pub, children’s play park, an apple orchard, restaurants, tea rooms and local stores. The River Shack beach café provides refreshments on the quay, a popular spot for the local pastime ‘crabbing’. Ideally placed for exploring South Devon and the South Hams, with Kingswear, Dartmouth and Brixham all within easy reach and the magnificent Torbay beaches on the doorstep.
