“Our third visit to Charlesworth and it never disappoints.”

A clean, well equipped cottage in a very enviable position with panoramic views over the Taw Estuary. There is also the best welcome pack that you will ever receive. Charlesworth is ideally placed to explore the local area. Fantastic walking nearby at Crow Point, Braunton Burrows and Saunton Sands, all within a short car journey away. Slightly further away are walks at NT Baggy Point and Morte Point not forgetting the lovely beaches at Croyde and Woolacombe. Your dog will love them. A ...

“Charlesworth was the most amazing place to stay.”

Arlene was so lovely & had made us some delicious treats for us to enjoy. The house really has the wow factor ! A wrap around beautiful garden & with views from every window to die for ! We had all our meals outside , just watching the world go by. Rush hour was a horse walking past. Lots of amazing places to visit, right on the doorstep . Braunton Burrows was just fantastic. We took the long walk through the dunes & had the beach nearly all to ourselves …wow ! We came home feeling so relaxed & can’t wait to return. As always Sykes is always a pleasure to book with !

“First class accommodation with spectacular views.”

I cannot recommend this property highly enough; the photos almost don't do the property justice. We arrived to gorgeous gardens enveloping a sweeping drive to the property, and wow what a property. This property is immaculate with amazing views overlooking the river Taw. There is a lovely view from every window. The kitchen is very well equipped with everything you need. The bedrooms are immaculate with comfy beds. The downstairs bedroom also has an accessible shower room, so those who struggle with stairs can still enjoy staying at this lovely property. Arriving to home made scones, jam and cream, along with home made bread, fresh fruit and flowers was a lovely surprise, as was the refresh of bedding/towels half way through our two week stay. Arlene was the perfect host and full of local knowledge/recommendations. If you want to explore the beauty of Devon and Cornwall, do it with this property safe in the knowledge that you will have the perfect stay. Thank you so much Arlene for letting us book your beautiful property - I hope we will be booking again soon.

“Home-made bread, scones, and jam, plus milk, butter and clotted cream waiting in the fridge, what a nice welcome.”

Surrounded by fields, birdsong and sheep, Charlesworth is a large, spotlessly clean property on a large sloping plot overlooking the Taw tidal estuary. With fabulous views from the patio, the lounge, and the master bedroom, the property is 6 miles drive from Barnstaple, 5 miles from Braunton, plus 5 to stunning Saunton Sands. The huge master bedroom has a bath in the en-suite, while the downstairs double has a linked shower-room. Arlene, the owner, is helpful and friendly, while the Information folder in the large lounge also contains instruction booklets for the microwave, washer, and so on. The double garage contains a table-tennis table, bats, and various other family games. All in all a splendid home for a quiet retreat, but located conveniently for Barnstaple, Braunton, Saunton Sands, Croyde and Woolacombe. and within reach of Exmoor walks and other Devon attractions. We've already reserved our holiday here for next year!

After a long drive we were stunned to pull up to such a lovely large property with the most amazing views, even better than the pictures can portray. Arlene popped over to say hello, we had been left some lovely treats, homemade bread, scones and jam plus clotted cream also mik, big bowl of fruit and some eggs . We also had some beautiful flowers. Weather was lovely, we were very lucky. Went to lots of places- Lynton & Lynmouth, Woolacombe, Croyde, Ilfracombe, Combe Martin, Appledore, Barnstaple & Bideford plus a lovely place called Castle Gardens . All were within an easy drive Back home now, would highly recommend everything about this lovely property Lovely to meet you Arlene and thanks once again Kind regards, Tracey & John

The property is very spacious, beautifully decorated and fully equipped. Ideal location for the tarka trail/ Clovelly and beaches (Staunton sands/Westward Ho and Woolacombe). Plenty to do and see. Lovely fish and chips at Squires in Braunton, would recommend. Arlene has thought of everything and the welcome gifts were an added extra bonus.

“Excellent property and a very welcoming host, the views from the property were wonderful, so nice to sit in the garden with a G&T and look down on the estuary.”

The only small downside was the water pressure from the shower, probably because the property was elevated. Would definitely recommend to others.

“We have had numerous properties over 45 years, mainly with Sykes, however, Charlesworth has been something else, this is the most comfortable, well equipped, clean, convenient property that we have stayed at to date ¬– not forgetting the fantastic views whichever way you look.”

It is close to lots of shops, fantastic dog friendly beaches and lots of interesting places to visit. We thoroughly enjoyed the homemade cakes, bread, jam left as a welcoming, really, really appreciated, after a long journey! Overall, this is one beautiful special, property, I don’t say that very often.

“What a find!”

Such a fabulous view and great property! We spent a good few hours of each day lazing about in the garden just chilling the days away. The table tennis was an added bonus - a couple more outside chairs would have been welcome. A wonderful welcome from Arlene with home made scones (with clotted cream & jam in the fridge) plus homemade bread and a huge bowl of fruit! “A spacious, spotless property, with the most staggeringly gorgeous views over the Taw's tidal estuary and down the valley, as far as Barnstaple which is about 4 miles away, and about 5 miles in the opposite direction to Saunton Sands, plus a little further to Croyde and Woolacombe, so it's very handy for both beaches and shops, or a totally relaxing place just to chill out with a drink and a book on the terrace.”

There was fresh milk and butter in the fridge, and a welcome pack of home-made bread and scones, plus clotted cream and home-made jam, lovely! The delightful gardens form a long sweeping curve down to the steep, quiet road, and the lawns were covered in buttercups, daisies and clover, which the local bunnies clearly appreciate! Arlene is a friendly, helpful and approachable owner and local neighbour, ready to give advice and deal promptly with any little queries. This is a really great property in a spectacular location, definitely a one-off holiday home.

Even our one day of rain just meant we curled up and enjoyed our surroundings which included the stunning view. The house is spacious, spotlessly clean and has everything you require for a comfortable stay including a summer house and table tennis. The house is near enough to towns and villages for supplies and situated in a perfect area for exploring whether by car, foot, bike. Just do be careful of junctions as hedgerows in Devon are high.

“Generally the facilities were excellent and the attention to details were outstanding and very much appreciated.”

However we did feel that the single downstairs bathroom shower was inadequate for the size of the house. Having to come downstairs to shower from the main bedroom was very inconvenient. The upstairs bathroom was lovely, but a handheld shower tap over the bath did not do the master suite justice. A warm welcome from a lovely hostess. Thank you. Jackie.

Hi Jackie, thank you for your feedback. When I took the house on, the windowless room upstairs did in fact just house a huge chimney for the fireplace in the dining room below, which took up two thirds of the room. The slope of the ceiling made it impossible to fit a shower (I did try every which way) and that is why the bath is in the middle of the room. The owner made us feel very welcome with gifts of fruit, scones, home baked bread and much more. We enjoyed the scones with home made jam and clotted cream in the sunny garden summer house whilst taking in the view. Charlesworth is ideally placed for great walks at Braunton Burrows, Saunton Sands, Croyde, Woolacombe and Mortehoe. If cycling is your thing at the bottom of the road is the old Ilfracombe railway line which offers an estuary view flat ride. We thoroughly enjoyed our stay and will be returning again in the near future.

You can stay at the property and enjoy the beautiful estuary scenary away from the crowds, shop localy and safely and enjoy the gorgeous beaches with places away from the crowds. “Overall we loved the house and location.”

The view over tj estuary and fields is amazing and apart from the lambs it is very quiet and tranquil. All the rooms are light and spacious with plenty of towels, luxury linen and comfy beds. Arlene provided a delicious cream tea and home home made bread and some eggs for our arrival. When we asked for a thinner duvet as we were too warm she provided it the next day. The only downside is the water pressure is very low especially upstairs so running a bath or washing your hair in the shower takes a bit longer. I would definitely consider staying at Charlesworth again.

Everything you could possible need in the kitchen even an electric steamer which is most unusual. Plenty of space for 4 adults and a dog not to get in each other’s way. The biggest welcome pack I’ve ever had and a lovely owner who comes to make sure everything is ok. Enjoyed the table tennis. The downside is no blinds/curtains to either bathrooms or dressing room which was a problem for me and could have done with some wardrobes. Would recommend this house though.

“The holiday was wonderful & the house was great, clean and tidy & was in a perfect location for local beaches, lots of choice within a 30 minute drive and a few good restaurants close by.”

My only comments would be that the en-suite bathroom upstairs could do with some curtains or window covering, it overlooks fields so there is no-one around, but would just give that feeling of privacy if required.

“Charlesworth is an excellent property in an enviable hill top location with panoramic views over the Taw Estuary.”

The house itself was warm, clean and well equipped and on arrival we received the best owners welcome pack that you could wish for, a very nice touch. There is a downstairs double bedroom with an adjacent bathroom for those unable to use the stairs, whilst the first floor master bedroom and ensuite bathroom are very spacious. The garden is large but is not totally enclosed for a dog as there is an open driveway albeit on to a very quiet lane. It wasn't warm enough to use on our visit but there is a summer house in the garden where you can sit and enjoy the stunning views. The house is ideally situated for exploring the area. The expansive Saunton Sands and Braunton Burrows are just a short drive away via the toll road to Crow Point. At low tide there is huge swathe of sand with no dog restrictions and in March it was virtually deserted. The more well known beaches of Croyde and Woolacombe are also within easy driving distance. A little further afield but still worth a visit are the towns of Ilfracombe and Lynton and Lynmouth. All in all a very enjoyable stay and we will return in the future.

“Charlesworth is a beautifully presented property in a peaceful, rural location.”

The host/landlord obviously cares greatly about the property and her guests. She really puts thought into a fabulous welcome pack. We loved every minute spent there. The views over the estuary are stunning and vary with the tides. Quality bed linen, well equipped kitchen, shall I go ? etc etc. Sykes, however were not so helpful. Prior to confirming our booking I posed a couple of questions that they didn't know the answer to, largely because they are so far way nobody in the office had ever visited the property, nor were they prepared to "bother or disturb" (their words not mine) the owner of the property, apparently it's not their policy! If you try to book through Cornish Country Cottages or similar local Company, hoping to find someone who DOES know the property, the phone lines transfer you back up to Sykes .

“This is a great house in a wonderful location and we received a warm welcome from the owner as well as scones and fruit.”

The property was very clean and in a great location with gardens and views to match. There are a couple of points that should be considered to improve the property to match other 5 star ones we have stayed in but should not put anyone off renting this location. The lounge would benefit from some new sofa’s and one should be larger or an L shaped one that will accommodate 6 people as the 2 small ones this is a struggle to math the number it accommodates. Also look to update the tv for a modern smart tv as this one is very dated. The kitchen is very clean but looks dated and getting ready for replacement and a refresh. The downstairs shower room is ok but the shower water flow is poor and a modern unit would address this. Upstairs the mains bathroom has been modernised already and is great standard and this just needs to be reflected in the other rooms mentioned above. A further improvement could be made by adding an upstairs shower room in the dressing area above the downstairs one as the main bathroom does not have a walk in shower. We had a great holiday stay at the property and would return and agin the feed back would turn this from a great to and outstanding location

Cottage had everything you could ask for and a spectacular view that I could never tire of. Arlene is a wonderful host, nothing was too much trouble and the welcome package of homemade scones, bread, jam and fruit was amazing.

The table tennis was a big hit with the kids. Our only criticism would be that we would normally expect all windows to have curtains, as although the property wasn't really overlooked it seems somewhat exhibitionist not to have either curtains or frosted glass in the upstairs bathroom in particular.

“Absolutely AMAZING The house was beyond anything we expected, a family of 4 and 2 grandparents, we had ample room.”

Everywhere was clean and tidy, beds were comfortable and the kitchen had all we needed. Added bonus of freshly baked bread, scones, jam, fruit and milk left for us. The gardens surrounding Charlesworth were beautiful, stunning unspoilt views. The photos only show half of how incredible the home from home is.

The property

Stunning views await from this gorgeous chalet bungalow perched high and near to the village of Braunton, reputedly the largest village in the country.

Superb location whether you are looking to relax and unwind from busy lives or love the great expanse of sandy beaches for fun family time together or those surfing lessons you've been meaning to try.

A downstairs bedroom means the grandparents can come along too. Surrounded by the lovely garden area you can easily lose a few hours taking in the views from inside or out.

Downstairs there is fully equipped kitchen with utility area, separate dining room, comfortable lounge with large windows making the most of the view.

A bedroom, a family shower room and a separate cloakroom.

Upstairs there are a further two bedrooms, one with an en-suite bathroom and a shared dressing area.

Outside you can choose from relaxing in the cottage garden area with a good book or the large patio with garden furniture and lazy deck chairs making the most of the view.

The summerhouse is ideal for that quiet cup of tea. The village of Ashford is situated to make the most of the views, giving a feeling of peace and quiet and countryside air.

The sandy beaches of Woolacombe, Saunton and Croyde are all closeby for sun worshipers or water-sport enthusiasts.

Walkers and cyclists will love the Tarka Trail with its miles of trail and stunning coastal views or slightly further afield, a picnic on Exmoor National Park is a lovely day out but watch out for those greedy ponies!

The village of Braunton is nearby offering most amenities with the historic market town of Barnstaple just a few miles away providing some good shopping and nightlife, along with a theatre, cinema, good pubs and restaurants.

Visit the market to sample local produce or pop into a cafe for a much deserved Devon Cream Tea.

BRAUNTON

Croyde 5 miles; Barnstaple 6 miles; Woolacombe 9.5 miles.

Braunton is a village in North Devon, situated right at the centre of the North Devon Areas of Outstanding Natural Beauty and incorporating Braunton Burrows, the largest area of sand dunes in Europe, a designated Site of Special Scientific Interest. A couple of miles from the village is Saunton Sands beach, a three-mile stretch of beautiful west-facing sandy beach, backed by the sand dunes. Stroll along the beach, enjoy the surfing, or have a leisurely picnic. Just five minutes around the headland is Croyde Bay an excellent surfing beach, and round the next headland is Woolacombe Bay, another 3 mile stretch of beautiful sandy beach. There are some fabulous golf courses in the area including Saunton, Portmore or Royal North Devon golf courses. The South West Coast Path from Braunton to Instow follows part of the Tarka Trail along the estuary of the River Taw. This is part of North Devon’s Biosphere Reserve and much of the route follows old railway trackbeds, which now serve as an easy level route for walkers as well as cyclists. An understated part of Devon, with plenty to do for coast and country lovers alike.
