I say it was a lovely property, and fall short of saying amazing, because it probably was when it was originally refurbished. It just seems to have lacked any maintenance recently. In isolation it seems petty to mention such small details but they all add up. In isolation it seems petty to mention such small details but they all add up. Loose toilet seats, external door handle barely hanging on, broken fridge tray (mentioned in previous reviews as long as 2 years ago). The little snug up in the roof beams was a delight, with such comfortable furniture. The view would have been superb if it were not for looking through dirty windows and detracted by the broken outer layer of glass. It left me feeling like I was in a grubby bus shelter! And my biggest gripe was the light not working on the outside of the annex. After spending the evening with the rest of the family in the main building, my wife and I would leave at night to reside in the annex by means of walking down several steps outside. A motion sensor light was fitted to the front of the annex but not working. It was pitch black and my wife missed a couple of steps in the dark (not helped by the overgrown shrubbery) and nearly fell. I mentioned this to the owner on day 2 of our stay and she said she would get her husband to look at it but, alas, never did. This is a real safety hazard and should be fixed as a matter of urgency. A wonderful property but just needs the owners to do some proper maintance.

The property

In a peaceful and secluded setting, a mile from Halwell and 1½ from Harbertonford (PO/shop, pub), two cottages and three superb barn conversions at Bickleigh Farm, all sharing an indoor heated swimming pool (39' x 19' x 3' to 4'6" deep, available 8am to 8pm, occasionally also used by owners' family and friends) with toddlers' splash pool, children's play area (swings, slides, climbing frame), large trampoline and games room (pool table, table tennis, WiFi).

All are on a 300 acre working mixed farm (often lambs, calves and kittens).

Conservation walks with wonderful views to Torbay and Dartmoor have been laid out across the farmland and the properties are positioned to each have their own patio and barbecue area, and share large lawns and garden.

These are very special places to stay.

The Roundhouse, a magnificent, detached house converted from a barn, has seven bedrooms and seven bathrooms with living area and kitchen in an upside down arrangement to make the most of huge vaulted ceilings and views over rolling farmland.

Adjacent but separate, an annexe (family bedroom with comfy chairs and bathroom) for four.

To the rear, a spacious, private terrace (furniture, gas and charcoal barbecues) for all-day sun, and steps up to a lawn.

Grassy meadow area to one side, left to grow wild with flowers and a walnut and fruit trees, and the shared children's play area and trampoline on the other.Back door from terrace level to full-height main hall with spectacular ceiling trusses and bridged, half-level landing.

Across the full length of the upper floor, either side of the bridged landing (door to terrace off half-landing), large open-plan living room (woodburner, TV/DVD/home cinema system) and enormous kitchen/dining room (dishwasher, microwave, gas/electric range-style cooker, American-style fridge-freezer with ice-maker) with oak and granite dining table and designer lighting, and spectacular oak beams and large windows creating a cathedral-like space; utility/boot room (washing machine, tumble drier, second fridge) with back door.

At each end of this level are double bedrooms (5' beds with footboards), both with en suite bathrooms (suites, showers over baths).

Vertical ladder from living area to galleried mezzanine/den with comfy seating and wonderful valley views.

Oak flooring and radiators throughout upper floor, and two sets of stairs (top stairgates) to ground floor.On ground-floor level, entrance hall and another five large bedrooms - two double (6' zip-linked beds or twin, TV) with en suite bathrooms (suites, one with shower over bath); two twin (footboards) with en suite shower-rooms (suites); and in the beam-ceilinged roundhouse, 6 steps (handrail) down to the master double (5' bed with footboard, TV) with en suite shower-room (suite) and French windows to front terrace.

Children's den area (part of the hall) with TV/DVD and piano (untuned).

A huge, outstanding house. Halwell: small village (church, good food pub, filling station for basic supplies, bus route) in wooded farmland on the A381 between Totnes (town), 7 miles, and Kingsbridge, 6.

Dartmouth (town) and the sea/beach at Blackpool Sands, 7 miles.

Dartmouth Golf and Country Club (indoor pool), 3 miles; also, leisure park (activities, animals).

Central South Hams base.

Halwell is a small village in wooded farmland equidistant from the busy little town of Kingsbridge and popular Totnes.

Note: Swimming pool is available from 8am to 8pm, and is closed Tuesdays from 2pm to 3.15pm and Wednesdays from 9.15am to 10.30am in term time; occasionally it is also used by owners' family and friends.
